There generally comes a time in life when you want to buy a larger, more comfortable home, ideally located close to the city centre, but in a quiet area with green spaces... in short, the ideal setting for housing all your little family, especially if they're about to grow!
In this case, it's not uncommon to want to invest in a new property, which entitles you to three types of guarantee.
PERFECT COMPLETION GUARANTEE: UP TO 1 YEAR AFTER COMPLETION OF THE WORK
Any problem that arises in the year following acceptance of the property must be reported to the company that carried out the work, whether it's a problem with pipes, cladding or even the opening of windows.
All you have to do is send the builder a registered letter with acknowledgement of receipt listing the problems encountered, and then agree on a deadline for repairs. If the deadline is not met, you can take the matter to court.
BIENNIAL GUARANTEE: FOR 2 YEARS
Under this guarantee, you can ask the builder to repair or replace faulty equipment that can easily be removed from the frame, such as shutters or the hot water tank.
As with the completion guarantee, you need to send a registered letter. Failure by the company carrying out the work to meet the deadline also gives you the right to take your case to court.
10-YEAR GUARANTEE: FOR 10 YEARS
Any damage that could threaten the stability of the home or make it uninhabitable, such as waterproofing problems or large cracks, is covered by the ten-year guarantee. The company that carried out your work must therefore carry out any necessary repairs at its own expense for a period of 10 years.
Once again, the steps to be taken are the same, but you should also report any problems to your insurer so that you can be reimbursed as quickly as possible.
