How important is green value in real estate?

Green value’ refers to the increase in the value of a property that can be achieved through good energy performance. A well-insulated home that requires little energy to heat, for example, will save money in the long run, making it more attractive to buyers and therefore selling for more.

HOW IMPORTANT IS A HOME'S ENERGY PERFORMANCE WHEN IT COMES TO SELLING IT?

In a survey carried out by Optimhome in 2019, 83% of those questioned said they were sensitive to the energy performance of a property: proof that energy performance is now an essential factor to highlight when selling a property. In fact, the DPE (Diagnostic de Performance Énergétique) must be mentioned in the sale advert and must be provided to potential buyers.

No fewer than 85% of those questioned also felt that a home with low energy consumption is bound to be worth more in years to come than one that consumes a lot of energy: this demonstrates the growing importance attached to the issue of energy.

CAN THE HOME'S ENVIRONMENT BE CONSIDERED AS A SELLING POINT?

For 91% of those surveyed, the presence of green spaces in the neighbourhood is an important factor to take into account when buying a property, as is the level of air pollution (89%) and the town's sustainable development policy (84%). These days, it's not just the ecological dimension of a property that comes into play when making a purchase: its immediate surroundings are also important.
